Hamilton House rises on the Biscayne Bay waterfront at the north end of Edgewater, across NE 34th Street from The Hamilton. Midtown and the Design District are a few minutes west; on the other side, the view is open water.

Aimco cut an earlier 60-story plan down to 38 stories and made the homes larger instead: 114 residences averaging more than 2,500 square feet, with 9- to 10-foot ceilings, oversized private terraces and unobstructed bay views. Stantec designed the tower and Americaribe-Grycon topped it out in March 2026, ahead of first move-ins in the third quarter of 2027.

Aimco schedules first move-ins for the third quarter of 2027. Lease-up pricing is normally released a few months ahead of that, and this list is emailed first.

How much will rent be?

Nothing has been published. With residences averaging more than 2,500 square feet on the bay, expect pricing well above Edgewater's typical new rentals. The actual numbers go to this list first.

Is it a rental or a condo?

A rental. Aimco is building Hamilton House as a multifamily rental tower: the homes are leased, not sold. In its filings Aimco refers to the project as 34th Street.

Is this The Hamilton?

No. The Hamilton is the existing 276-unit rental building at 555 NE 34th Street, across the street. Hamilton House is the new 38-story tower at 640 NE 34th Street.
